Concept

This project was the winning entry in a competition organised by AGORA the development company charged with revitalising the former steel industry production sites at Belval in the south of Luxembourg. Square Mile is a new quarter undergoing rapid transformation which combines high tech offices, commercial surfaces and residential developments with proximity to the University of Luxembourg, cultural and commercial facilities and good public transport links.

Specific features

TWIST is a mixed development of offices, housing and commercial surfaces. From an engineering perspective the two major constraints are the fact that the building is fully occupying its plot with very limited surrounding workspace. Secondly the need for efficient and economic methods of construction which privilege offsite fabrication and just-in-time delivery, with the aim of minimizing site interventions. The basement levels utilise reinforced concrete flat slabs, permitting obstacle free ceilings which minimize the overall construction height and facilitate service distribution. Above ground the office areas are realised largely with precast elements such as hollow-core slabs, precast beams, columns and facades elements. The residential tower which includes in-slab ventilation ducts uses cast-in-place concrete slabs. Where possible precast elements will be used for walls, columns and spandrel beams, to facilitate rapidity of construction.
